Sample Inspection Reports
The reports which result from a Cardinal Inspection have two levels of detail. The basic report will always be generated and a more detailed photo report is optional.
The primary report aligns the issues found into the following general categories:
Resolve before Purchase (value affecting)
Resolve in very near future / trip home?
Resolve before next annual
Resolve next annual
Items of Interest
The items found during the inspection will be discussed as they are found with those in attendance, including buyer, seller and any mechanics who may be involved in the process. Sometimes the purchase agreement and decision is completed based on these notes and 'real time' report. When the buyer can't attend the inspection, the results will be discussed by phone as soon as possible during or after the inspection.
The report will also be delvered in a more formal format by email within a few days after the inspection. The front, written portion of the report seen in the Example Report is typical of this kind of report.
The optional detailed pictural report identifying the key findings will be made available as long as you make the request before the inspection. Due to the extra inspection time required and the several hours required to build the report, there is an extra cost for this depth of report. Both samples shown here include a typical report of this type.
When the buyer can't attend the event, it is often best to have the full picture report.
